I lived here for five years and love Piney Ridge! The staff is always friendly and the maintenance team is lightning fast! They all really care about the residents. The homes are large, beautiful, and quiet. There are plenty of closets for extra space and the ceilings are high with solid, quiet walls. There are beautiful patios and balconies for gardens which make a great private view - especially during quarantine! We have year-round community events, contests, and a lot of fun activities set up for kids. The community is awesome and I love being so close to stores and restaurants while still being tucked away from the noise. The grounds are always beautiful and well-kept, and in the winter sidewalks and parking lots are cleared immediately. I couldn't really ask for more. This is home!
We have lived here for over 8 years and have loved every minute of it. The people in the office are so easy to work with, the maintenance techs are amazing on calls and the community is great to have a family. My son has been here since he was born and loves having friends and being able to feel safe while being outside.
You do not feel like you are living in an apartment. It is super easy to submit a maintenance request and they are always completed in a timely matter. Our grounds are always kept up with and who doesn't love our trash valet helper!
I found this place late last year and it has been amazing since. The leasing office is very kind and courteous. Maintenance requests are always fulfilled the first day you put it in, if possible. The neighborhood is nice and quiet. Valet trash is the best. I haven't had a chance to experience the pool yet but the gym is great! Overall I love living here!
I am super excited to be moving here soon! I have had nothing but a pleasant experience with every employee I've come into contact with. I looked at several apartment complexes in the area before finding Prospect Hall. Immediately upon touring I could see myself living here. I was very impressed by the location and the amenities. Ever since [Rachuba] has taken over it has been an overall amazing experience. Quick responses to any maintenance request and the entire office staff are there when needed. The new reserve policy for the gym etc is easy to use. No complaints here.
I've lived at Prospect Hall for about 3 years. I love it here. All of my neighbors are really nice and I feel very much at home. It’s a little slice of paradise tucked away in what feels like the country, with a great management team, wonderful maintenance workers, and epic sunrises and sunsets. It’s very dog and cat friendly and it has brought a lot of joy into my life living here. I don’t think I could ask for a more beautiful apartment that feels like living in a home. I love all the sunlight that all the windows bring in for all of my plants. A little oasis a slice of heaven, Prospect Hall in Frederick, Maryland is a wonderful place to live

The team operates with a level of integrity rarely found in the industry and have long standing loyal industry partnerships spanning over a decade. You can see they take pride in the end product and it comes through in the craftsmanship of the work. Would not hesitate to recommend for any design/build work as well as property management.
I love living here. I love the Valet Trash Services, the convenience of mailboxes and the amenities. Rachuba [Management] takes excellent care of the property regarding landscaping and cleanliness and maintenance. It has also been a pleasure communicating with courteous and helpful office staff.
The new owners [Rachuba Management] have completely turned around the maintenance staff for the better. When I first moved in, the washer would leak about a half inch of water onto the bathroom floor every cycle and the staff told me to use towels until a part came in next month. With my two most recent requests, they had a maintenance guy at the door and done working in less than a half hour! (Mitchell was great!)
A lot of improvements have been made since the change in property [management]. Grounds and facilities are well maintained, maintenance is friendly and responds quickly, and community events are planned and encouraged by the management team. The community is also much quieter now with the change in local traffic patterns. The road that passes in front of the property used to be so loud that I could not leave my windows open but traffic has now been rerouted around the community and there is a very large part being built just across the street. Some of the residents can be loud and are not very friendly but that is no fault of the management. Overall happy with the location and my choice to live at this property.

New management and maintenance has been an improvement. The new maintenance staff has been very responsive to the few concerns I've had for maintenance. It is a family-owned management company and the care and concern in which they address our needs is very apparent.
The new management company & its maintenance team have vastly improved the response time when work orders have been submitted. Also repairs are made the first time and maintenance staff are always hard at work around the complex.
Since we have lived here there have been multiple property owners. Rachuba is by far the best of out them. They are very responsive with emails and maintenance calls.
Although this is the first apartment I've ever rented, it's definitely a great experience and we've had a wonderful time over our first year here. The maintenance team are all rockstars, and are always quick to fix whatever issue you're having. The community is very quiet and peaceful, and I've never had an issue with any neighbors. Rachuba holds awesome events for the holidays & all around the year, and have made living here feel very special. There's no other apartment complex I know of where you can get a spacious & maintained apartment for such a good price, either.
The Rachuba maintenance staff do a phenomenal job of responding to service calls in a timely manner and cleaning up after winter storms. I also like that the complex is a smoke-free community and the management really supports that aspect.
Rachuba are experts at creating a sense of community. There are optional opportunities to get together with other residents. They take good care of the grounds and seem to know and genuinely care about the residents. They are always available when we have a concern or question.
I have had an excellent experience. The staff is extremely helpful and responsive. The grounds are kept immaculate. I am proud to tell others where I live. The maintenance staff are very thorough and knowledgeable and do an awesome job.
This is the first time I ever lived in an apartment and I was really surprised at the care of the premises. The staff really works hard to keep everybody happy. I would totally feel very comfortable in recommending Prospect Hall Apartments to my friends and family.
The entire staff here is attentive, polite, and makes sure you are well taken care of. The staff makes sure the entire process from moving in to addressing any maintenance issues is seamless. The property is well kept and provides activities that make you feel part of a community.
All staff from the office staff to the maintenance staff are amazing. Any issue I have had, which haven't been many, are always taken care of in a timely manner. The professionalism of the staff here at Piney Ridge is, in my opinion, unmatchable. If you are looking for complex/community to move to where you're cared for as a tenant and not looked at as money, Piney Ridge is the place for you!
