Office Buildout for Synergy ECP
Recently, our team had the opportunity to work on two very different projects. The first is a now-completed office building for Synergy ECP, a Service-Disabled Veteran-Owned Small Business that delivers cybersecurity, IT services, information assurance, and more. Synergy CEO Bruce Howard tasked our team with converting an empty 8,000 square foot warehouse in Columbia, Maryland into a fully functioning office building for their staff.
“Our team added 18 offices, a breakroom, a conference room, and storage space,” shares Mitchell Rachuba, on-site project manager for Rachuba’s construction management team. “Often, those who aren’t involved in our industry don’t realize how much planning goes into building out structures like this one. Just because the structure is already there doesn’t mean there’s not a thought-out process.” With detailed procedures in place, Rachuba took charge of the Synergy project—from space planning and selections to meeting with an architect and engineer, and then going to the county to secure building permits and starting construction. What was once a large, vacant warehouse is now a uniquely designed headquarters for Synergy—meeting their office requirements and more—just like they envisioned!

“I love what I do at Rachuba because customers bring their dream home to us, we take it to an architect, and together, we make it a reality,” adds Mitchell. “We specialize in lot selections instead of developing massive neighborhoods, which means if you come to us with a lot to build on, Rachuba will help you bring it through the county to start building.”
Currently, our team is working on two homes in Elkridge, Maryland. The first, which is now under contract, features a 22-foot garage, a laundry/mudroom, double doors to the master suite, a walk-in closet (in master), 3 additional bedrooms and a bonus room, a basement with a walk-up feature and separate entry, and more. The second home, where the construction process has just begun, mirrors the first home and is available to be purchased. “When it comes to home building, the process differs from commercial construction because houses require bringing water, sewer, and electric onto the property and connecting it to the house rather than tapping into already existing water sewer electric in an existing space,” states Mitchell. “Land work for a site development shows our team everything that we have to do to the site before we can start building the house.” One obstacle our team had to overcome during this build was the fact that the county assured us both water and sewer were available on the property, but when we arrived for building, they weren’t. “Luckily, we’re well-versed in development projects, so we were able to resolve the issue quickly,” says Mitchell. “Instances like that can change project timelines and budgets, but our team is ready for whatever is thrown at us, and we do our job well.”
