We sat down with Rachuba staff members, Tracey Schmidt, Regional Property Manager, and Joe Ebberts, Regional Maintenance Manager, to discuss the recent apartment updates.
Tracey, what can you tell us about the apartment upgrades that are currently happening in the Piney Ridge community?
Tracey: We’re excited to share that we just launched a new initiative to upgrade apartment units with espresso colored soft-close cabinets, updated plumbing and lighting fixtures, ceramic tile backsplashes in the kitchen, tile walls in the bathroom and shower area, granite counter tops, updated carpet, and luxury vinyl plank flooring in the living room and kitchen areas.
How does the Piney Ridge team prioritize upgrades within the community?
Tracey: Currently, we are only upgrading the oldest cabinets as residents move out. We’re also exploring options to accelerate the project, but we’re being careful so that we can offer competitive pricing for all renters.
Joe, what was the reason for these upgrades?
Joe: We wanted to provide modern finishes in our apartments to appeal to our residents and to keep up with market product changes.
How long will the upgrade process take? Is there an expected completion date?
Joe: We aren’t sure yet how long it’s going to take to complete all the upgrades, but we anticipate we’ll be completing around 40 upgrades per year.
Tracey, do you and/or Joe have a role in these upgrades? If so, can you tell me more about it?
Tracey: Yes, we both oversee the execution and marketing of the property owner’s upgrade plan.
Joe, how do you think current and future renters will react to these upgrades? How will these upgrades add value to the community?
Joe: We’ve already received positive feedback on the most recent upgrades—they’re very popular! We believe the updated finishes provide our renters with a luxurious, high-quality feel in their homes. In fact, prospective residents want them as soon as they are available.
