Learn the Ins and Outs of Service Management with Joe Ebberts

There’s a lot of behind-the-scenes work that goes into property management. Just ask our Regional Service Director & Service Manager at Piney Ridge Apartments, Joe Ebberts! Joe joined the Rachuba team in October 2012 while he was working on an acquisition of a property in the Woodlawn area. Ever since then, he’s enjoyed being a valued and important part of the Rachuba family. Joe sat down with us to share the ins and outs of his position—you can read more here:

 

Q: What are your responsibilities as Regional Service Director & Service Manager at Piney Ridge?

A: My responsibilities are to make sure the team stays on task with the day-to-day operations and to ensure resident satisfaction. I also monitor and schedule turn work for new move-ins at Piney Ridge and I develop and administer maintenance plans.

 

Q: Can you walk us through an average day at your job?

A: When the work day starts, my team starts with inspecting and cleaning up trash throughout the community. From there, I host a motivational meeting to discuss plans for the day and delegate work to our employees. After everyone has been assigned their task, I start Quality Control inspections and support my team as needed throughout the day. Lastly, I check in with my off-site team to assist as needed and ensure they have things under control. I also conduct weekly inspections of other properties to make certain we’re up to our high-quality standards.

 

Q: Why did you choose to work at Rachuba?

A: I was drawn to Rachuba’s long-standing history in the real estate field and their vision for quality, integrity, and commitment to their clients and community. Another reason why I wanted to work at Rachuba was based on contractors’ feedback on the Regional Manager, Tracey Schmidt. They said she would be a great person to work for and an excellent leader.

 

Q: What is your favorite part of your job?

A: Being a part of a team where you know they care about each other.

 

Q: Do you have prior experience or qualifications that relate to your position?

A: I am Certified Apartment Maintenance Technician through the National Apartment Association. I also hold a CFC license and I’ve attended several leadership training programs.

 

Q: How do you ensure that your work upholds Rachuba’s mission and core values?

A: By providing excellent customer service, leading by example, and making the core values a part of my daily routine—at work and in my life.

 

Q: What is the best career lesson you’ve learned so far?

A: To never settle and that it’s okay to make mistakes if you learn from them. I’ve also learned that hard work always pays off—so give it your all!

 

Q: What are some things you enjoy doing outside of work?

A: When I’m not at work, I enjoy family time, cookouts, and playing pool.
